# Ikrii

> Ikrii is a swipe-based, mutual-consent rental matching platform for Malta. Tenants and landlords each review the other side and a conversation opens only when both like. Tenants browse, match and message free, with an optional Plus plan. Landlords list one property free. Letting agents get a cross-client queue and team seats. Built for long-term rentals in Malta and Gozo.

Ikrii is not a traditional listings portal and not a dating app. Likes are private until both sides connect; names are shown as first name plus last initial until then; and phone number or ID are asked for only when someone sends or replies to a message (reading a message is never gated).

## How it works

1. **Say what you need.** A tenant builds a short passport: areas, budget, move-in date, household, and optional extras (photo, bio, income range, education, nationality). A landlord adds a listing; an agent sets up a profile and portfolio.
2. **Swipe.** Tenants swipe listings that fit; landlords swipe eligible tenants for each listing. Likes are private. A "super-like" highlights a card in the other side's stack (a small priority lane, never a guaranteed first position).
3. **Match, then talk.** On a mutual like a conversation opens in the app. Either side can propose viewing times from the thread; the landlord confirms every booking.

## For tenants

- Free to join, browse, like and match. There is no passport fee. Likes are not capped per listing; there is only a high daily ceiling to stop bots.
- **Tenant Passport:** one profile, filled in once, reused for every listing. Income is a range, not an exact figure.
- **Verification:** ID (via the Didit identity checker) and mobile number are required before you send or reply to messages. Ikrii does not keep ID documents for landlords to browse. Optional extra evidence (payslips, employment and previous-landlord references) can corroborate passport claims; payslips are deleted after review.
- **Privacy:** partial names until you connect, no phone number on any listing, and you can opt out of appearing in landlord discovery at any time.
- **Roommates:** tenants can find verified roommates, send a free contact request, form a household of 2 to 6 people (one active group on Free, up to five with Plus) (invite by email too), lock in together, and then appear to landlords and agents as one committed group. Requests expire after 72 hours.
- **Viewings:** book from the conversation. If you cannot attend, an optional Ikrii representative visit costs one viewing credit (€40, VAT included) and needs landlord and admin confirmation.
- **Optional Plus plan, €12 per month (VAT included):** 5 super-likes a month, priority first messages, see who liked you, undo last swipe, profile boost, live saved-search alerts, higher daily like limit.

## For landlords

- **Free:** one active listing, swipe eligible tenants, connect only when it is mutual.
- **Plus plan, €25 per month (VAT included):** 3 active listings included, €6 per month for each extra listing, 5 super-likes a month, priority first messages, see who liked your listings, full tenant profiles before matching, analytics and calendar conflict tools, higher daily like limit.
- **Listing ownership:** listings imported from a URL by agents compete on a claim basis; a verified landlord outranks an agent import, and Ikrii admins can override.
- **Viewings:** publish weekly availability once (with per-listing overrides). Slots are never double-booked. Each listing's exact address is hidden from other users until a viewing is confirmed.

## For agents

- **Queue and portfolio:** one queue across every client, portfolio folders per landlord client, and a roster of tenants you represent (free allowance, more with Pro). Verification is per person and never inherited from an agency.
- **Teams:** agencies can have up to 3 members free. Team members can see agent conversations at organisation level where the team allows it.
- **Pro plan:** €40 per month for a solo agent (€400 per year), or €50 per seat per month for a team. VAT included.
- **Reach-out:** a verified agent can send a contact request to a tenant or landlord; the recipient accepts or refuses. It is free when the agent has something to offer (a compatible listing, or a roster tenant who fits). Otherwise it costs one prepaid credit (€10 each, sold in bundles of 5, non-refundable once spent), and requires Pro.
- **Discover:** search the prospect pool of tenants (solo passports and committed roommate groups) and listings, with saved items and alerts.
- Agents and agencies are excluded from matching with their own listings and linked profiles.

## Public pages

- Listings can have a public, search-indexable page at https://ikrii.com/listings/{10-digit number}. It shows an allowlisted teaser only; getting in touch always requires signing up. Owners can switch the page off.
- Tenant passport pages (https://ikrii.com/tenants/{10-digit number}) exist only if the owner turns them on, and are never indexed by search engines or listed in the sitemap. Do not treat them as public content.

## Trust and safety

- Mutual consent before contact; reports and moderation on conversations; admin accounts require multi-factor authentication.
- Languages: English and Maltese. Locale is chosen by cookie, not by URL.
- Prices above are VAT-inclusive and may change; the in-app upgrade pages are authoritative.
